Why Work With Us
What Sets Our Advisory Apart
External business advisory is not a uniform product. The value it offers depends heavily on what the advisor brings — and what they don't impose.

What You Can Expect
Malaysian Sector Familiarity
Our team has worked within Malaysian property, hospitality, and construction environments — not as observers but as practitioners. That familiarity shapes the quality of our advisory.
Written Findings Always Included
Every engagement concludes with documented recommendations that your organisation can act on and refer back to. Advisory that exists only in conversation has limited shelf life.
Field Work, Not Desk Analysis
We visit your sites, speak with your people, and observe your operations before drawing conclusions. Recommendations built from first-hand observation are more grounded than those built from reports alone.
No Framework Imposition
We do not arrive with a template to be applied regardless of your situation. Our approach is built around your circumstances — the sector, the history, the people, and the decisions at hand.
Transparent, Fixed Fees
Our engagement fees are stated clearly before any work begins. There are no variable charges, scope creep invoices, or arrangements that create financial uncertainty for clients.
Genuine Independence
We do not carry undisclosed relationships with suppliers, contractors, or service providers. Our recommendations are not shaped by commercial arrangements you are unaware of.
Professional Expertise
Sector Knowledge That Transfers to Your Situation
The business advisory value we deliver is grounded in years of work within the same sectors our clients operate in. Property development in Malaysia carries its own particular set of dynamics — land classification, joint venture structures, GDV-linked financing, state agency relationships. Hospitality businesses navigate seasonal occupancy patterns, staffing markets with specific characteristics, and guest segments with differing expectations. Construction firms operate within a contracting culture shaped by local procurement practices and industry relationships built over time.
When we bring external perspective to your organisation, it is informed by this sector familiarity. We do not ask you to explain the industry to us before we can be useful.
What This Means in Practice
- Engagement conversations begin at a substantive level — not from first principles
- Recommendations account for how Malaysian regulatory and market conditions actually function
- We recognise patterns that organisations within a sector can sometimes miss from the inside
- Findings are written with the sector context your team understands
Our Process
A Structured Approach That Respects Your Time
Our engagement process moves through defined phases: initial conversation to assess fit, scope agreement with timeline and fee, active engagement work including site visits and stakeholder conversations, and a documented findings phase where our analysis is written up and discussed with your team.
This structure is not rigidity — we adapt to what each engagement requires. But having a defined process means both parties know what to expect and when, reducing the friction that often makes advisory engagements feel unpredictable.

Value and Pricing
Clear Fees, No Surprises
Advisory fees are stated at the outset and do not change during an engagement without mutual agreement. Property Development Advisory is MYR 3,180; Hospitality Operations Consultation is MYR 2,290; Construction Industry Advisory is MYR 530.
These fees cover the full engagement scope as agreed — including site visits, stakeholder conversations, and the written findings report. There are no additional charges for standard travel within peninsular Malaysia or for follow-up discussion of the findings.
Included in Every Engagement
- Site visits and direct observation
- Stakeholder conversations within your organisation
- Written findings and recommendations report
- Findings discussion session with your leadership team
- Follow-up clarification on the findings for 30 days
- Confidentiality agreement signed before work begins
How We Compare
Typical Advisory vs Our Approach
Not all advisory engagements are structured the same way. Here is how our approach differs from what organisations often encounter elsewhere.
| Feature | Typical Providers | Rumah Strategi |
|---|---|---|
| Sector-specific Malaysian experience | ||
| Written findings included as standard | ||
| Fixed fees agreed before work begins | Often hourly or variable | |
| Site visits and first-hand observation | Typically desk-based | |
| No undisclosed commercial relationships | Not always transparent | |
| Defined engagement with clear endpoint | Open-ended retainers common | |
| Formal confidentiality agreement | Varies |
What Makes Us Different
Distinctive Aspects of Our Work
Three-Sector Focus, Not Generalism
We work within three Malaysian sectors and do not take on engagements outside them. This focus means our sector knowledge remains current and directly applicable — not diluted across dozens of industries.
We Go to Where the Work Is
Site visits are built into our engagements, not treated as optional extras. Understanding a development project, a hotel property, or a construction operation requires being present in it.
Advisory That Begins With Listening
Before offering any perspective, we spend time understanding your organisation — its history, its people, the decisions it has made, and the conditions it currently faces. This listening phase shapes everything that follows.
A Report That Lasts Beyond the Engagement
Our written findings give your organisation something to refer back to as decisions develop. Many clients find the report useful not just immediately after the engagement but in the months that follow.
