These Terms & Conditions govern use of the Rumah Strategi website and apply to all advisory engagements entered into with us. Please read them carefully before proceeding.
1. Definitions
For the purposes of these Terms, the following definitions apply:

- —"You / Client" refers to any individual or organisation using our website or entering an advisory engagement with us.
- —"Services" refers to consulting and advisory engagements offered by Rumah Strategi, including Property Development Advisory, Hospitality Operations Consultation, and Construction Industry Advisory.
- —"Website" refers to the Rumah Strategi website accessible at this domain.
- —"Agreement" refers to these Terms together with any engagement letter or scope of work agreed between us and a Client.
- —"Deliverables" refers to written reports, documented findings, and recommendations produced as part of an engagement.
2. Acceptance of Terms
By using our website or engaging our advisory services, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, please refrain from using our website or entering an engagement with us.
Our Services are intended for established business organisations and their authorised representatives. By accepting these Terms, you confirm that you are at least 18 years of age and have the legal capacity to enter binding agreements on behalf of yourself or your organisation.
3. Description of Services
Rumah Strategi provides business consulting and advisory services to Malaysian organisations in the property, hospitality, and construction sectors. Our current service offerings include:
Property Development Advisory
A 10–14 week engagement covering project considerations, market positioning, and documented findings. MYR 3,180.
Hospitality Operations Consultation
An 8–10 week engagement covering operational practices, guest experience, and documented recommendations. MYR 2,290.
Construction Industry Advisory
A 9–12 week engagement covering operational and project management practices with documented findings. MYR 530.
Specific scope, deliverables, and timelines are confirmed in a written engagement letter prior to commencement. Services are available to Malaysian-registered entities. We reserve the right to decline any engagement at our discretion.
4. Client Responsibilities
To allow us to deliver effective advisory work, Clients agree to:
- —Provide accurate and complete information relevant to the engagement scope
- —Make appropriate personnel and documentation available during agreed engagement periods
- —Not reproduce, distribute, or share our Deliverables with third parties without prior written consent
- —Use our website and its content only for lawful purposes consistent with these Terms
- —Not attempt to disrupt, compromise, or gain unauthorised access to our website or systems
5. Intellectual Property
All content on the Rumah Strategi website — including text, structure, design, and visual elements — is our property or is used with permission. You may not reproduce or distribute website content without our written consent.
Deliverables produced under a client engagement are provided for your organisation's internal use. A limited, non-exclusive, non-transferable licence is granted to use Deliverables for the purposes described in the engagement letter. All underlying methodologies, frameworks, and general advisory approaches remain the property of Rumah Strategi.
Information and data you share with us for the purpose of an engagement remains your property. We use it solely to deliver the services agreed.
6. Fees & Payment
Engagement fees are quoted in Malaysian Ringgit (MYR) and confirmed in the engagement letter prior to commencement. Standard fees are as listed on our website; bespoke scopes may carry adjusted fees agreed in writing.
Payment terms are specified in the engagement letter, typically including a portion due at engagement commencement and the balance on delivery of documented findings. We reserve the right to pause work where agreed payment terms are not met.
Refunds or adjustments for engagements already commenced are considered on a case-by-case basis, taking into account work delivered to that point. Fees for completed Deliverables are not refundable.
7. Confidentiality
We treat all information shared with us during an engagement as confidential. We will not disclose client information to third parties except as required by law or where we have your explicit consent.
Where a more detailed confidentiality arrangement is required, this can be addressed in the engagement letter or a separate non-disclosure agreement prior to commencement.
8. Disclaimers
Our advisory services are provided in good faith based on information available and our professional judgement. Consulting recommendations are not a substitute for legal, financial, regulatory, or technical professional advice, and should be considered alongside appropriate specialist counsel.
We make no representation that outcomes described or discussed in our advisory work will be achieved. Business outcomes depend on many factors outside our engagement scope and control.
Our website content is provided for general information. While we take care to keep it accurate, it may not reflect the most current developments in our areas of practice. We accept no liability for reliance on website content alone.
9. Limitation of Liability
To the extent permitted by Malaysian law, our total liability to you in connection with any engagement or use of our website shall not exceed the fees paid by you for the specific engagement giving rise to the claim.
We are not liable for indirect, consequential, or incidental loss including lost profits, business interruption, or loss of data, arising from the use of our services or website, even if we have been advised of the possibility of such losses.
Nothing in these Terms limits liability for fraud, wilful misconduct, or any liability that cannot lawfully be excluded under Malaysian law.
10. Indemnification
You agree to indemnify and hold harmless Rumah Strategi, its principals, and associates from any claims, losses, or expenses (including reasonable legal costs) arising from your breach of these Terms, your misuse of our services or website, or any material misrepresentation made by you in connection with an engagement.
11. Termination
Either party may terminate an engagement by providing written notice. The specific notice period and consequences of early termination are set out in the engagement letter. In general, fees for work completed up to the termination date remain payable.
We reserve the right to suspend or terminate access to our website and decline further engagements where these Terms have been materially breached.
12. Dispute Resolution
These Terms are governed by the laws of Malaysia. In the event of a dispute, the parties agree to first attempt resolution through good-faith discussion. Where informal resolution is not reached within 30 days, disputes shall be referred to the courts of Malaysia, with Kuala Lumpur as the agreed jurisdiction.
Where both parties agree, mediation through an appropriate Malaysian dispute resolution body may be pursued as an alternative to litigation.
13. General Provisions
- —Entire Agreement: These Terms, together with any engagement letter, constitute the full agreement between the parties regarding the matters covered.
- —Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions continue in full effect.
- —Waiver: Failure to enforce any provision of these Terms on one occasion does not constitute a waiver of our right to enforce it on another.
- —Assignment: You may not assign your rights or obligations under these Terms without our written consent.
- —Notices: Formal notices under these Terms should be sent in writing to the contact details below.
14. Changes to These Terms
We may update these Terms from time to time. Material changes will be reflected in the "Last Updated" date above. Continued use of our website or services after any revision constitutes acceptance of the updated Terms. For ongoing engagements, changes to Terms take effect from the next engagement renewal unless otherwise agreed.
